The problem

The compliance problem isn’t information. It’s ownership.

The guidance is free. The software exists. And estate agency remains the worst-fined sector in UK anti-money-laundering enforcement. The reason isn’t ignorance — it’s that nobody inside a busy agency owns compliance as a live, monthly process. It sits in a shared inbox, on a forgotten drive, in a renewal date that isn’t in anyone’s calendar — until HMRC asks for a file. AMLShift exists to take it off your plate entirely: one person whose actual job is making sure the machinery runs, every transaction, every month.

What we manage

The whole routine, owned end to end.

  • Identity & CDD

Biometric ID verification and customer due diligence on every party — buyer, seller, landlord, tenant. Document authenticity, face-match, the evidence filed. Not typed names on a form: genuine verification.

  • Sanctions screening

Screening on every client — mandatory for all sales and letting agents since May 2025 — run against the Single UK Sanctions List introduced in January 2026, with the result logged on every transaction.

  • Source of funds

Where is the deposit actually coming from? Evidence collected through secure, encrypted channels — not bank statements in inboxes — structured per transaction and ready if HMRC ever knocks.

  • Policies, risk assessment & training records

Your practice-wide risk assessment, written procedures and staff training logs — built with your nominated officer, kept current, and always audit-ready.

  • Registrations & renewals

HMRC supervision renewals tracked and actioned. MLRO support: your nominated officer’s deadlines, records and evidence kept in order. No lapses, no unregistered-trading risk.

  • Enhanced due diligence

Politically exposed persons, corporate structures, gifted deposits, higher-risk funds — EDD cases handled end-to-end, with escalation packs prepared for your nominated officer’s review and sign-off.

How it works

Three steps. Then it simply runs.

  1. 01

    We embed into your workflow

We put the right verification platform in place, rebuild the routine around how your branch actually works, and train your team in under an hour. No disruption; checks fire automatically at the right moment in every deal.

  2. 02

We run it, month after month

Every transaction screened, evidenced and filed. Renewals tracked, training logged, exceptions chased. Each branch receives a one-page monthly compliance pack — so nothing ever surfaces as a surprise.

  3. 03

HMRC knock? You hand over a folder

Five years of evidence, one structured file per transaction — organised, retrievable, defensible. Not an inbox to excavate.

About

Local, independent, accountable.

Dunstable, Bedfordshire

AMLShift was founded by Arian Zarei and is based in Dunstable, working with independent estate and letting agents across Bedfordshire, Hertfordshire and Buckinghamshire. We’re independent of every software vendor — we choose the right verification platform for your firm, not the one paying commission — and we work in person: same town, same High Streets, a name and a face rather than a national call centre. We’re currently taking on a small number of founding firms at reduced rates in exchange for case studies.

AMLShift provides technology and process implementation and a managed administration service. We are not a law firm and not a regulated compliance adviser; your firm’s nominated officer remains responsible for compliance under the Money Laundering Regulations.

FAQ

Fair questions, straight answers.

Do you replace our MLRO / nominated officer?

No — and be wary of anyone who says they can. The nominated officer must be a senior person inside your firm. We make sure everything they’re legally responsible for is actually done, documented and easy to evidence.

We already use Thirdfort / Credas / SmartSearch.

Good — the tools are necessary, not sufficient. Most penalties relate to process: renewals, both-sides checks, records, training logs. We make sure the tool is catching every transaction and the paperwork proves it.

What does it cost?

A one-off setup, then a fixed monthly fee per branch. Many agencies apply a modest compliance fee per transaction party, which typically funds the service in full. Founding-firm terms are available — book a spot-check and we’ll show you the numbers on your own volumes.

Is our clients’ data safe?

Safer than the status quo. Verification runs inside established, bank-grade platforms — the same systems solicitors use — with encrypted document handling. Nothing sensitive travels by email and nothing is stored on this website: it has no database at all, by design.

What’s the free 10-point spot-check?

Fifteen minutes, in your branch or by phone. We walk ten questions HMRC would ask — registration, screening, records, training — and you get a one-page traffic-light report the same day. No obligation; worst case, you get a free health-check in writing.

Find out where you stand — in fifteen minutes.
